Water is the most valuable asset most western landowners hold and the one they have the least market information about. Buyers, utilities, and operators transact constantly and know every comparable. Owners transact once a generation and know almost none. WaterLeases exists to close that gap: public data, sourced rates, plain-English law, and a confidential read on what your specific water should earn.

Why this site exists

The information asymmetry in water is not subtle. A public notice prices Rio Grande municipal rights at $3,400 per acre foot while owners a basin away rent comparable water for double digits. Frac water grosses thousands per acre foot while the rights above the play lease for farm rates. None of that is secret; it is just scattered across agency PDFs, index tickers, and trade press that owners never see. We gather it, source it, and put it to work on your side of the table.

The site is written for the person holding the right, not the buyer. Every page assumes you will be negotiating against professionals, and arms you accordingly.

No unsourced numbers

Every rate on this site traces to a state agency, a published index, or a reported transaction, with the source linked. If we cannot source it, we do not publish it.

Independence

We are not owned by a brokerage, we do not take listings, and rankings cannot be bought. Referral relationships are disclosed where they exist.

Keep the asset

Our default advice is structural: lease before you sell, protect before you idle, and reprice at every renewal. Water in the West has been a rising asset; owners should keep the upside where they can.

Is WaterLeases free for water right owners?

The site, the rates library, the calculators, and the valuation are complimentary for owners. When an owner moves forward with a professional or platform we introduce, that party compensates us, which is disclosed wherever it applies.

Is the content on WaterLeases legal advice?

No. Water law is state-specific and fact-specific, and this site is educational. For any negotiated transaction we recommend licensed water professionals in your state, and we can point you to them.
